The Importance of a Home Inspection in Your Nanaimo Real Estate Transaction

When you are entering the final steps towards purchasing your dream home, it is important to have a qualified, experienced inspector come and give the buyer a comprehensive, overall view of the condition of the home. A proper inspection helps the buyer avoid a costly mistake by purchasing a property in need of major repairs.

A home inspection is conducted, usually, but not always, at the time of the sale of a home. This general inspector examines and investigates the overall condition of the home. The areas they inspect include the following:

  • The structure and foundation, especially for cracks that may contribute to structural issues.
  • The entire exterior, including drainage methods.
  • The roof. This is the first protection for your house from water ingress. The roof is inspected for leaks, worn shingles and its overall condition. A home inspector should also inspect chimneys and ventilation systems for wood stoves.
  • Electrical wiring, including all circuit breakers. Many inspectors use infrared cameras for this to find potential hot wires in the wall, it’s also useful for finding circuit breakers that are wearing out.
  • Plumbing, HVAC, including furnaces and vents.
  • Insulation in the attic and other interior spaces
  • Ventilation, especially in enclosed, sealed areas like the basement.

When the inspection is completed, the home inspector will provide the necessary people (realtors, buyers, seller) a copy of the inspection report that suggest improvements or any repairs that are required to happen before the home is sold, in order to meet current standards.

Home inspections can reveal problems that may be expensive to fix, and this can end up being a great negotiation point with the seller. If you’re the buyer, you can negotiate the price of the home based on what the inspector has found and what repairs will be needed before the sale can take place.
